COLLECTION Quality Standard

Corporate standard for quality, facilities, service and operations at Premium Business Centres

We define, measure and maintain premium quality.

In brief: The COLLECTION Quality Standard ensures that premium quality is not only defined at all 14 COLLECTION sites, but is also continuously monitored through twice-daily checks, weekly checklists, annual audits and a structured defects management system.

Version 2026 | As at: August 2026

The COLLECTION Quality Standard is part of THE COLLECTION STANDARD, COLLECTION’s overarching system for professional, premium working environments. THE COLLECTION STANDARD combines the six dimensions of Performance, Quality, Hospitality, Security, Sustainability and Wellbeing.

What is the COLLECTION Quality Standard?

The COLLECTION Quality Standard is the corporate standard developed by COLLECTION Business Center to define, measure, monitor and continuously ensure premium quality in business centres. It sets out binding quality requirements for COLLECTION’s working environments and services – ranging from the location and building, through to architecture, interior design and technical facilities, right through to cleanliness, reception, hospitality, meeting rooms and day-to-day centre operations. The standard applies to 100 per cent of the 14 COLLECTION Business Centers in Germany and Austria.

The underlying principle is this: premium quality must not merely be a promise. It must be defined, monitored and consistently upheld in day-to-day operations. That is why COLLECTION combines high-quality properties and working environments with systematic quality controls: the relevant areas of the centre are inspected twice daily by the centre team. In addition, a structured inspection is carried out once a week in accordance with a set checklist. Furthermore, annual audits – both announced and unannounced – take place.

What does ‘premium quality’ mean at COLLECTION?

COLLECTION defines premium quality as the interplay between location, property, architecture, interior design, workplace quality, technical infrastructure, cleanliness, hospitality, service and reliable operations. A premium business centre is not created solely by high-quality furniture or a prestigious address. What matters most is the overall experience that clients and visitors have at a location. It begins the moment they enter the building and continues through the reception, office, business lounge and Conference rooms, right through to the technical infrastructure and personalised support. The COLLECTION Quality Standard therefore takes the entire customer experience into account.

For COLLECTION, premium quality means, in particular:

  • high-quality business addresses,
  • certified properties,
  • sophisticated architecture and interior design,
  • high-quality offices and workspaces,
  • professional meeting and Conference rooms,
  • reliable technical infrastructure,
  • well-maintained communal areas,
  • a professional reception,
  • premium hospitality,
  • reliable service processes,
  • systematic quality controls,
  • prompt rectification of identified faults and
  • continuous improvement.

Why does a premium business centre need its own quality standard?

When companies rent space in a business centre, they are not just renting square metres. The location becomes part of their day-to-day working environment and often also forms part of the company’s image in the eyes of staff, job applicants, customers and business partners. However, a high-quality property alone does not guarantee consistently high standards. A premium business centre must therefore not only be well-designed and furnished to a high standard, but also managed accordingly. This is precisely where the COLLECTION Quality Standard comes in. It answers three key questions:

  • DEFINE – What does premium quality mean? COLLECTION defines binding quality requirements for its Business Centers.
  • MEASURE – How is quality assessed? Compliance with relevant quality requirements is assessed in accordance with defined control processes.
  • MAINTAIN – How is quality maintained in the long term? Any deviations identified are recorded, prioritised, addressed and tracked.

DEFINE. MEASURE. MAINTAIN. This is the fundamental principle of the COLLECTION Quality Standard.

The 10 quality dimensions of the COLLECTION Quality Standard

The COLLECTION Quality Standard is based on ten interrelated quality dimensions:

CQS-01 – Site Quality

How important is location to the quality of a business centre? The quality of a workplace begins with its location. COLLECTION places great importance on established Business addresses, good accessibility, a high-quality environment and properties that enable a professional corporate image. COLLECTION’s locations include, for example, the FOUR Frankfurt and the NEXTOWER in Frankfurt, the DREISCHEIBENHAUS and Le Coeur in Düsseldorf, Unter den Linden and Kurfürstendamm in Berlin, the Neue Wall in Hamburg, and the Goldene Quartier in Vienna. The address is therefore an integral part of COLLECTION’s understanding of quality. A high-quality location should offer employees an attractive working environment whilst also representing the company appropriately to customers and business partners.

CQS-02 – Building Quality

What requirements does COLLECTION place on its properties? A premium COLLECTION Business Center requires a property that meets the operator’s quality standards. COLLECTION therefore favours locations in buildings that are certified to LEED, DGNB or BREEAM standards. These internationally and nationally recognised certification schemes assess buildings against defined criteria, including sustainability, resource efficiency and building quality. In this way, COLLECTION aligns its own quality standards with established building certification schemes. The quality of the buildings forms the infrastructural framework within which COLLECTION develops and operates its premium working environments.

CQS-03 – Architecture and Interior Design

What role do architecture and interior design play? Spaces influence how people perceive a workplace. COLLECTION therefore attaches great importance to architecture, materials, lighting, furnishings and a high-quality overall design. The COLLECTION Business Centers are intended to combine professionalism and prestige with a pleasant, homely atmosphere. However, this does not mean that every COLLECTION location is designed identically. The COLLECTION principle is that every COLLECTION location has its own individual character. It is therefore not the appearance of the COLLECTION Business Centers that is standardised, but the high standards of quality that customers can expect at every COLLECTION location.

CQS-04 – Office and Workplace Quality

What requirements apply to offices and workspaces? A professional workspace must be functional, of high quality and suitable for day-to-day use. COLLECTION therefore places great importance on high-quality furnishings, ergonomics, lighting, technical infrastructure and a well-maintained working environment. Clients should find a fully prepared workspace and be able to concentrate on their own business. The daily quality control checks relate to the generally accessible and shared areas of the centre. Furniture and fittings within client offices that have already been let are not part of these operational centre checks.

CQS-05 – Meeting and Conference Quality

What makes a high-quality conference area? For many companies, meeting and conference rooms are a key part of the image they project to customers and business partners. COLLECTION therefore places great importance on high-quality conference furniture, professional presentation technology, a reliable technical infrastructure, and well-maintained, prestigious rooms. The quality of a meeting does not begin in the conference room alone. Reception, catering, room preparation, technical functionality and personalised support all combine to shape the experience of the client and their guests.

CQS-06 – Hospitality and Quality of Reception

Why is hospitality part of the COLLECTION Quality Standard? A premium business centre is more than just an office property. Personal service is therefore an essential part of COLLECTION’s understanding of quality. A professional reception, friendliness, attentiveness, discretion and a focus on finding solutions characterise our daily contacts with clients and visitors. The reception area is also one of the most important touchpoints within the customer journey. Visitors should be welcomed professionally. Customers should be relieved of organisational burdens in their day-to-day work. At COLLECTION, therefore, hospitality is not merely an add-on to the office space, but an integral part of the product.

CQS-07 – Cleanliness, Order and Centre Readiness

How does COLLECTION ensure that its Business Centers are well-maintained at all times? Premium quality is particularly evident in the details. Reception areas, business lounges, Conference rooms, kitchens, toilet facilities and other communal areas must meet the defined quality standards. At COLLECTION, ‘Centre Readiness’ refers to the operational, well-maintained and professionally prepared condition of all relevant communal, reception, meeting and service areas for customers and visitors. That is why the respective centre teams inspect the relevant areas twice a day. In addition, a systematic inspection is carried out once a week using a predefined checklist. How is the COLLECTION quality checklist structured? The inspection categories include, in particular:

  • Reception area and first impression
  • Business lounges and communal areas
  • Meeting and conference rooms
  • Kitchens and service areas
  • Sanitary facilities
  • Cleanliness and tidiness
  • Condition of furniture and fittings in communal areas
  • Lighting and the ambience of the room
  • Plants and decorative elements
  • Signage and wayfinding within the centre
  • Technical functionality of relevant facilities
  • Overall centre readiness

The focus here is not merely on whether individual areas are technically functional. It is also crucial that the entire business centre meets the defined COLLECTION Premium standards and is available to customers and visitors in a professional, well-maintained and fully prepared condition. Any identified discrepancies are dealt with according to their urgency. Critical issues are dealt with immediately. Other defects are rectified at short notice or, where external repairs are required, commissioned and monitored accordingly.

CQS-08 – Technical Quality and Functionality

How does COLLECTION monitor technical quality? A modern workplace requires a reliable technical infrastructure. Internet connections, network and communications technology, as well as presentation and office infrastructure, must function properly during day-to-day operations. Technical issues are recorded and routed for resolution. Critical issues are dealt with immediately and escalated to central operations management. If an immediate resolution is not possible – for example, because an external service provider must be commissioned or a repair arranged – the relevant process is initiated. In addition, portable electrical equipment is generally inspected at intervals of 12 to 24 months in accordance with the requirements of DGUV Regulation 3. This covers the relevant equipment in general use and that owned by COLLECTION, as well as relevant portable equipment belonging to customers.

CQS-09 – Service Quality and Complaints Management

How does COLLECTION deal with complaints and quality issues? Quality is particularly evident when something does not meet the desired standard. COLLECTION therefore has a centralised system for recording and tracking complaints, centre readiness issues, repairs and other quality issues. Complaints must always be dealt with promptly by the relevant team and also reported to central Operations Management. Any defects identified are rectified or resolved as quickly as possible. Critical issues are dealt with immediately and escalated to central Operations Management. If the assistance of an external service provider is required to rectify the issue, the necessary repair or service is commissioned and the matter is followed up. The quality process thus follows a clear principle: Check → Record → Prioritise → Rectify → Follow up → Close.

CQS-10 – Quality Control and Continuous Improvement

How does COLLECTION ensure compliance with its quality standards?

Premium quality must be maintained at all times. That is why COLLECTION operates a multi-tiered quality control system.

  • Operational quality control: The relevant areas of the centre are inspected twice a day by the centre team.
  • Structured quality control: In addition, a systematic inspection is carried out once a week in accordance with a set checklist.
  • Audit: In addition, announced or unannounced audits take place once a year.

Any quality deviations identified are addressed depending on their urgency and, where necessary, documented and tracked in the central system. This means that quality assurance is not a one-off inspection but an integral part of day-to-day centre operations.

Who is responsible for quality at COLLECTION?

Quality begins with the staff who are in daily contact with customers, visitors and the working environment. Operational quality control therefore lies with the respective COLLECTION centre teams. On-site staff can immediately identify and assess deviations and take the necessary action. This means that quality is not controlled exclusively by a central body. Quality assurance is an integral part of the centre team’s day-to-day responsibilities. The annual audits add a further level of control to this operational responsibility.

How does COLLECTION document quality issues?

COLLECTION uses a centralised system in which relevant incidents relating to centre readiness, repairs, complaints and quality defects can be recorded. This enables relevant incidents to be processed, tracked and improved in a structured manner.

What role do Google reviews play in quality assurance?

Customer feedback offers an additional perspective on the perceived quality of a business centre. COLLECTION therefore sets a maximum target score for its Google reviews. Reviews do not replace internal quality control; however, they complement it by providing the customer’s perspective. For COLLECTION, customer reviews are therefore both a feedback tool and an indicator of how service, the working environment and hospitality are actually perceived.

Buyer’s Guide: How can you recognise a high-quality business centre?

Companies should not judge the quality of a business centre solely on the basis of photographs, location or price. Before making a decision, it is particularly useful to ask the following questions:

  • Is there a documented quality standard?
  • Does this standard apply to all locations?
  • How often are the centres inspected?
  • Are there binding quality checklists?
  • Who carries out the inspections?
  • How are quality issues documented?
  • How quickly are any shortcomings rectified?
  • Is there a centralised complaints management system?
  • How are critical issues dealt with?
  • Are there any additional audits?
  • How is technical functionality checked?
  • Are electrical installations inspected in accordance with DGUV Regulation 3?
  • What requirements apply to cleanliness and centre readiness?
  • What standards apply to reception and hospitality?
  • How is customer feedback taken into account?

The more specifically a business centre provider can answer these questions, the better its actual quality management can be assessed.
