New Work Environments - The Business Center as a Comfort Oasis

Competition for highly skilled employees has turned fierce in many branches – and many business owners have realized: The more modern a work environment, the more employee satisfaction can be generated. Sebastian Stegmann is a research associate with the Department of Psychology at Frankfurt’s Goethe University and has specialized in the fields of new work environments as well as employee satisfaction. He points out: “There is a direct correlation between the degree of contentment an employee experiences at work and his or her productivity. Additionally, more comfortability definitely translates to higher loyalty, resulting in cost savings for employers since recruitment and job training are time-consuming and expensive.”

Sebastian Stegmann has conducted numerous studies on the topic of new work environment. One finding: The degree of employee satisfaction is very high in Business Centers. To Mr Stegmann, those results don’t come as a surprise: “A key indicator is the modern work space design. It is one of the most important sources for the employee to derive appraisal and confidence.”

That realization has not gone unnoticed at the top management of COLLECTION Business Center Group. Dr Helf explains: “If one looks at the most recent developments in the fast-paced world of new work environments, the most important factor is flexibility. Many employees don’t sit a fixed site day-in, day-out any more. Many places of business are divided into different zones, for example the “quite zone”, the “discussion zone”, the “presentation zone” or the “conference zone”, each of which cater to a different aspect of operations and creative needs. Naturally, each of those zones have to be outfitted differently in terms of size or technical support. At our Business Centers, each of these zones can be created at any time, depending on our clients’ needs and demands. We also offer coworking spaces, where groups can follow their business needs as required.”

In old-fashioned commercial real estate arrangements, those kinds of set-ups are very difficult to achieve – due to the mostly inflexible concepts and the dictation of structural as well architectural barriers. Modern Business Centers such as COLLECTION Business Center Group’s venues feature an entirely different architectural set-up with flexible-size office spaces and lease conditions reflecting a pay-by-use philosophy. Long term rental contracts with extensive contractual provisions and consequential financial risks don’t exist.

New work environments and their conceptual implementation also mean: More employee motivation and higher productivity. Dr Helf explains: “We also offer open offices – intelligent work space solutions with no fixed desk order. Our clients can subdivide the space they lease in whichever way they desire. There are no limitations. That, of course, includes desk-sharing, which in many new work environments has proven to be a stimulus for communication and creativity. Many studies have proven that all these aspects regarding new work environments have had a very positive effect on everyone involved.”
